The work proposed relates only to existing E Class Commercial space, to the rear of the building over first and second floor. The proposal comprises the installation of 60 minute Fire Rated, fixed windows on the North and South elevations. This includes the reinstatement of several historic openings that were previously blocked up. The scheme also proposed to replace existing windows on the East elevation 60 minute Fire Rated fixed windows. All windows will match the appearance of existing facade treatments to maintain visual continuity. The scheme proposes replace 1 door on the second floor, with a more suitably positioned new door within the existing position of a blocked in window. The proposal also comprises the installation of 6x 60 minute Fire Rated, fixed roof lights on the 1st floor flat roof and one AOV, to improve light quality to the first floor. Although the building is not a designated heritage asset, the design has been developed to respect and reflect the existing architectural character. All new windows will be fixed shut due to the close proximity to Broadway Market and neighbouring buildings. This is required for compliance with Building Regulations relating to fire resistance and boundary conditions. The fire rated specification ensures the windows fully meet safety requirements while remaining in keeping with local character. The scheme aims to provide additional natural light to the interior commercial areas, improving the quality of the space which is currently below acceptable standards. Reinstating former openings will enhance the aesthetic of the facade, whilst maintaining a design approach which is in keeping with the current conditions, and does not alter the building footprint / external massing.
