Sutherland Walk Southwark SE17 3EJ

This application seeks retrospective planning permission for a single-storey outbuilding located at the rear of the property. The structure is attached to the rear elevation of the main dwelling and is constructed primarily from timber. The outbuilding has a slight sloping roof (nearly flat) made of timber, finished with a grey water-resistant rubber membrane. This roofing material closely matches the existing roof of the main house, which is also timber with a dark grey water-resistant rubber finish, helping to maintain a consistent appearance between the two structures. The external walls of the outbuilding are clad in white plastic weatherproof cladding, providing protection against the elements. This white finish complements the property's existing white garage door at the front, contributing to a cohesive overall visual appearance. The side elevations (left and right) of the outbuilding contain no windows. At the rear elevation, a large sliding patio door is intended to be installed. The proposed door will consist of two panes: the left pane will be fixed and will include a small integrated window for ventilation, while the right pane will be moveable to allow direct access to the garden. Please note that the patio door has not yet been installed, but is included as part of the proposed works. The total footprint of the outbuilding is less than 50% of the private outdoor space surrounding the house. The design, materials, and finish of the outbuilding have been selected to be sympathetic to the existing dwelling and in keeping with the character of the property.
