Partial demolition, extension and internal and external refurbishment of Grade II listed building to improve accessibility and to change current layout to suit new hotel use works include lowering of lower ground floor, structural alterations to the existing masonry, strip out of modern partitions and services, introduction of new partitions and services. Installation of internal lift to all floors and new platform lift to front lightwell and associated fabric alterations. To the front elevation, works include: localised repairs, remodelling of front entrance, introduction of an additional step, adaptation of railings, introduction of first floor balcony, removal of existing windows and dropping of cills and introduction of new windows, installation of secondary glazing to the upper floors. Works include replacement of modern extensions with a new part 2 storey, part 5 storey rear extension and reinstatement of external courtyard, replacement of third floor windows with new timber sashes, removal and replacement of existing external pipework, localised masonry repairs. At roof level alterations to the existing roof structure to accommodate a lift overrun, smoke vent, plant and 5 new roof lights (Revised description).
