Details of Condition 8 'Landscape Management Plan' as required by planning permission LBS reg no 19/AP/5860 - Variation of Condition 1 (Approved Plans) pursuant to planning permission 18/AP/3550 'Redevelopment of the site to include the demolition of the existing building and erection of a part four, part five storey new care home to provide 92 bed spaces with associated landscaping and access works'. To amend approved drawings: - Addition of an extended corner, bringing the building to feature point at Picton Street/Edmund Street; - Increase of the basement floorspace from approx. 200.3sqm to 289.4sqm (an increase of 89.1sqm), allowing for back of house facilities to be accommodated; - Increase of the overall GIA of the building from 4,339sqm to 4,593sqm (an increase of 254sqm), and resulting in minor variations to the building mass; - Improving the legibility of the entrance and further breaking down the mass; - Increase of the approved building height by 440mm as a result of minor changes to the finished floor levels; - Review of the internal configuration, to ensure that the development achieves the maximum common/communal space for future residents. Improvements to the efficiency of the building layout, allows for the development to accommodate an addition 10 bed spaces (increasing the overall number of rooms from 92-102); - Improve the emergency access and allow for 1 additional parking space; and - Review of the external; communal amenity space, decreasing its overall size by 100sqm (resulting in a provision of 1,344sqm) to enhance its usability for future residents.
