This application is seeking approval to rebuild the existing deteriorated front garden boundary wall and its 3 pier caps, and to add black wrought iron railings. The application is requesting a modest increase in height compared with the existing structures, to align with the design and dimensions of the adjoining, symmetrical semi-detached house. This will create visual uniformity and a cohesive boundary between the two properties, whilst significantly improving and restoring the aesthetic of the property in keeping with the character of the road and the local surrounding area. Additionally, the adjoining neighbour's gate post is connected to one of the aforementioned piers and currently exceeds its height, creating unsightly disproportion between the existing connected structures. The modest increase in height of the piers requested herein will correct this. The adjoining neighbour has been consulted regarding the plans, including the temporary removal of their gate post during construction, and raised no objection during a verbal discussion on 8th April 2025. The existing wall is 76cm high. This application seeks approval to rebuild to a height of 70cm with 64cm railings added, together increasing the total height to 134cm. The existing piers are 123cm (136cm when including the neighbour’s adjoining gate post), 109cm and 120cm respectively. This application seeks approval to rebuild the piers to a uniform height of 150cm. The wider front garden improvements will also include a new tiled pathway and patio area. Additionally new hedges will be planted to add greenery that will help to absorb pollution from the busy main road. These improvements fall within permitted development and do not require planning permission, but are included here for clarity and completeness. Works falling within permitted development limits may commence prior to the determination of this application. These will be limited to elements that do not require planning consent. All other works subject to this application will not proceed until full approval is granted.
