The document states that consideration should be given to the relationship between the extension and the house Further to this, DM Policy 31 States that rear extensions should be of a sensitive design quality, respecting the form, setting, and architectural characteristics and detailing of the original building. Extensions will not be permitted where they would adversely affect the architectural integrity of a group of buildings as a whole or cause an incongruous element in terms of the important features of a character area. The proposed extension would replace the existing conservatory. However it would maintain a single storey height, is within the existing side boundaries of the subject property and does not cover more than 50% of the rear garden, the character would be preserved and the original building would still be legible beneath the proposed extension. The use of similar materials is also considered to compliment the character of the subject property. The design and massing of the proposed extension is therefore considered to be acceptable and of no significant harm to the character of the subject property or wider area. As the proposed development would not be visible from the public realm, the impact on the character of the wider area would be limited. In light of the above, the proposed development in terms of design is therefore considered to be acceptable and of no significant harm to the character of the subject property or wider area.
