Revised proposal for Application No. 25/00540/HOU for 71 Barnfield Avenue - Demolition of an existing rear garage and erection of a single storey office cabin. On 2nd May 2025 the Council refused permission for the above planning application. Further to correspondence about the project, I am hereby submitting a revised proposal to address the Council’s concerns about the height and bulk of the originally-proposed building. The essential revisions are: - The building height will now be 4m rather than 4.3m, to reduce height and bulk. - The dual pitched roof will now have hipped rather than gabled ends, to further reduce bulk. All other aspects of the original plan remain the same, including the building’s footprint and materials. As discussed via email, this revised proposal seems reasonable given the nearby outbuildings at No.79 Barnfield Avenue (height 4m) and No.59A (approximate height 5m). I have also included a drawing to demonstrate why the new proposal would provide a building of the exact same volume as is allowable by building two separate structures under Permitted Development, but with a better aesthetic more in-keeping with the local area.
