8 Canonbury Park South Islington N1 2JJ

T1: Subject to Tree Removal Notice - Escallonia — tree/shrub to be removed Species: Escallonia (likely a red/pink-flowered garden cultivar, e.g. Escallonia rubra or similar hybrid), based on visual assessment of leaf, flower and bark characteristics from site photographs. Location: Front garden, close to the boundary with 6 Canonbury Park S (approx. 1.3m), close to front boundary with Canonbury Park S (approx. 1.3m); both boundaries are bordered with low height shrubs; (Please Refer to Tree Location Plan) Approximate trunk diameter: 12cm (measured at approx. 20cm above ground level). Estimated age: Google Street View imagery confirms the tree/shrub was already established at this location by June 2008 (earliest available capture for this address), indicating a minimum age of approximately 18 years; at that time, the tree looked like a freshly planted tree; this evidence simply reflects the earliest available photographic record rather than a planting date. (Please refer to photographs below) Tree Preservation Order (TPO) status: None currently in place. As the site lies within the Canonbury Conservation Area, the tree is automatically protected under Section 211 of the Town and Country Planning Act 1990. Removal of the tree in its entirety. The works are proposed in connection with a planning application for a new linear storage/bin store unit at the front of the property. The adjacent hedges on 6 Canonbury Park S are to be retained (approx. 2m away from Tree Trunk). The front hedge on 8 Canonbury Park S is to be removed. Root spread: no arboricultural survey has been carried out. Based on general characteristics of shrubs of this type and habit, root spread is estimated to extend approximately 2-4m from the trunk, broadly in proportion to canopy width, with roots typically shallow and fibrous rather than a deep taproot. As the adjacent hedges on the neighbouring property are to be retained, removal works (including any stump removal) should be carried out with care to avoid disturbing the hedge's root system in the immediate vicinity.
