Description of Development The application seeks planning permission for the erection of a single-storey garden room/gym at the rear of the garden. The structure is intended to be used as a home gym and will be of timber-framed construction. The external cladding will consist of A1 fire-rated cement board or an equivalent A1/A2 fire-rated material in compliance with fire safety standards due to its proximity to the boundary. This includes use of cladding materials with a minimum A2 fire classification, in line with best practices when building within close proximity to site boundaries. The development has been designed with sensitivity to neighbouring amenity and privacy and will not include windows facing directly into neighbouring properties. The single-storey nature and roof height are considered proportionate for ancillary use and in keeping with the character of garden structures commonly found in the area.
