- A dog grooming business is proposed to be operated from the existing outbuilding to the rear of the garden. - One person (Ciara Lawson) (the business owner and joint proprietor of 31 Carlisle Road), grooming one dog at a time, will operate out of the premises. There will be no further employees working from this site. - Working hours will not exceed 8am-6pm Mon-Sat. The intention is to groom 3-5 dogs per day. Due to the low number of dogs being groomed per day, local traffic/ parking will not be impacted in anyway. On street drop-off/loading is provided to the immediate front of 31 Carlisle Road. The road is a typical, relatively quiet suburban road with no schools or local amenities within the immediate locality. There are no 'busy times' regarding parking/ traffic on Carlisle Road. - Customers will be met on Carlisle Road, and the dogs will be handed over and walked through the side access path into the garden. Members of the public will not be permitted access onto the demise of the property, and they will not be permitted to wait outside. - The proposed business will operate out of a pre-built outbuilding situated at the far end of the garden. No external building works or alterations will be required. Basic internal fit-out only. The building is of modern timber framed construction with a pitched felt roof. Internally the building is already insulated, plaster boarded and fitted-out with modern finishes. The outbuilding will be re-purposed, but no significant works are required to convert it into a grooming facility. All equipment required for grooming is self-contained e.g. adaptions to drainage, new electrical services, changes to access to the site etc. will not be required. - Internal sound proofing will be fully considered, where required. - Waste from the business operation will be very minimal and will be suitable for disposal/composting via the household waste/compost bin. - This small business will provide a valued service to the local community. - We believe that business operations will have no detrimental impact on local residents, infrastructure, visuals etc.
