The proposal is for the construction of a veranda with an integrated BBQ area, attached to the existing garden outbuilding at the rear of the property. The veranda will measure 6 metres in length, 2 metres in depth, and have a height of 2 metres at the front. It will be constructed with timber beams and three front-facing metal posts supporting a black metal roof. The floor will be raised 15 cm above ground level using concrete or composite decking. On the right-hand side of the veranda (when viewed from the front), a 2-metre-long concrete worktop will be installed, including a built-in BBQ unit with a chimney that extends through the roof for ventilation. The structure will be used for domestic purposes only and is designed to be in keeping with the appearance and scale of the existing garden outbuilding. No alterations to the existing building or changes to boundaries are proposed.
