The applicant purchased the pub from Redcat Pub Company Ltd in April 2024 as a non-trading outlet. The vacant pub has been marketed for lease by estate agent Fuller Gilbert Ltd since this date without success. Due to its history of trading at a loss it is considered by the applicant not viable for continued use as a pub, as shown by the lack of interest from prospective purchasers. There is a high concentration of pubs in the area and seemingly too few customers to sustain all of them. The proposed change of use to retail would provide more foot traffic to the area and be a more commercially viable use of the property. The refurbishment and conversion works would be simple in practice, and would require no works externally
