34 Manor Road Hackney N16 5BG

This application is to repair and restore the facade of the building. The work is needed to ensure its structural integrity and the safety of residents and others. There is severe cracking in the bay window on the first floor of 32-34 Manor Road. The bay window is severely cracking due to ferrous metal reinforcement within the cast elements rusting, the force of the rust within the stone is causing the stones to split and fail. Our goal is to wholly maintain the building’s present appearance. In doing so, our intention is to retain the existing design in its entirety so 32-34 Manor Road helps sustain and preserve the full range of listed buildings (24-54 Manor Road) into the future. Our intended repair and restoration is in line with what our immediate neighbours did at 36 Manor Road and we intend to use the same experienced contractors. Our intention is for our side of the building to be visually identical to their side. Our side currently has significant, growing cracks, shrubbery growing from masonry and warping. Specifically we intend to: - Very carefully deconstruct and replace the existing 1st floor bay window down to corbel level, this includes the replacement of the sills as they have cracked laterally due to the rust that is occurring within them. This also includes the careful removal and disposal of 1no. ground floor mullion and 1no. section of string course. - Repair where possible but otherwise replace new cast stone work, including mullions, jambs, lintels, window sills, dental course, string course, cornice stones and the parapet wall. - Repair where possible but otherwise replace the pediment and/or entrance way stones. The proposed remediation is as follows: 1. The careful deconstruction of all of the failing units and their removal and disposal from site. 2. The supply and installation of all sections as listed below* in cast stone to all existing dims and design. 3. The painting of the new stone with breathable, white masonry paint. The methods are as follows: - Cast stone with marine grade stainless steel reinforcement to all original dimensions. The Cast stone is made from a combination of stone dust, silver sand, white cement and grey cement, there will be reinforcement placed inside the cast for strength and structural integrity. It will be made to C35 (Newton strength) - We will use marine grade stainless steel threaded dowel location pins for installation. - The stones will be bedded using a sand, OPC and hydrated lime mortar at ratios 5:1:1 - The render will also be a sand, OPC and hydrated lime mortar at ratios 5:1:1 - The bricks will be London Stocks as per the existing. - The stonework will be painted with white breathable masonry paint. Given the precast concrete construction contributes to the building's significance, we plan to reinstate the bay window using cast stone/concrete. This would also help to preserve the consistency of the terrace. The reinforcement will use modern non-ferrous materials.
