Proposed single storey rear extension to the dwellinghouse, extending 5.8 metres beyond the rear wall of the original dwellinghouse, with a mono-pitched roof of maximum height 3.51 metres and eaves height 2.65 metres (measured externally from natural ground level), to provide an enlarged kitchen/dining room with wet room. Materials to match the existing dwellinghouse. The extension does not extend beyond a side wall of the original dwellinghouse. The proposal also includes alteration of an existing ground floor window opening to the rear bathroom (permitted development under Class A, not forming part of the prior approval). This application follows the refusal of Certificate of Lawfulness 26/01290/CLOPUD (16 October 2026), which was refused solely because the extension exceeds the 3 metre depth limit in Class A.1(f); the proposal is otherwise unchanged and is shown on drawings A2833/101, A2833/201/A and A2833/301.
