Converting an existing rear garden shed into a garden room replacing the existing sloping roof with a flat roof at 2.5m and increasing the projection from the rear boudary wall from 1.2m to 2.4m. Changing the exiting wooden doors into glazed door and adding a window. Note on state of work: The covered way has already been built. This was constructed in the belief that it would be covered under permitted development. Plans were submitted to brent in June 2022 prior to starting work to confirm this was allowed. After chasing several times for a response I heard back in Oct 2023 that although the structure met the critria for permitted development, as the property is a flat planning permission would be required. By that time I had already errected the structure. The garden room has not been started.
