There is a single European Ash tree located in the rear garden of 156 Lane Ends, Oakworth, Keighley, BD227PR. The tree is wholly contained within the garden boundary of the property and is located at the corner of the structure approximately 70 cm from the building line . The tree is of substantial proportions and towers over this tiny end terrace with and significant canopy that envelopes a good proportion of the roof. The property is built over an Environment Agency monitored water course and as such the entire ground floor of this.one up, one down building is effectively bridging the water course. The tree is located at the corner of the building less than 2 metres from the watercourse. The structure is exhibiting failures by the tree with spreading mortar joints and a small extension some 3 metres from the tree pulling away from the main structure and concern during a recent level 3 structural survey indicated that this is most likely being caused by foundation failure. This tree is located in such a position that due to its size, the foundations are likely damaged. The only reason for foundation failure is root progress. The primary concern is that the limited foundation foot print of the building sits directly where this tree is located. The intention would be to remove this tree and carefully underpin the foundations at the side of the water course. It is my belief that failure to act will compromise the structural integrity of the building
