The application is for a new two-story side and rear extension to the existing property. The extension will replace the existing garage and include: - A utility and WC space on the ground floor - A rear extension to enlarge the kitchen and create additional space in the lounge - A first-floor side extension that will enlarge one bedroom and add a new bedroom, along with a first-floor family bathroom The first-floor extension will be 3 m deep beyond the rear facade of the existing house and 2.5 m wide, matching the flank wall of the existing property. The roof will be a flat felt roof system with a small parapet to the boundary to allow suitable rainwater discharge to the front and rear. The rainwater goods will be UPVC. A new set of UPVC French doors is proposed at the rear, with a glazed and toughened Juliet balcony. The extension will be rendered with a smooth render finish.
