This is a retrospective application which we have been advised to make. Our old garage, constructed of thick, heavy concrete panels bolted together with a pitched roof was becoming increasingly unsafe. We estimate it was sixty - seventy years old. The roof was leaking, the very solid lintels, front and rear, were moving and we were fearful the building could collapse. The were able to find a builder who could undertake the project of demolishing the old garage and creating a new building with the same dimensions as the old one, but constructed of lightweight breeze blocks. The work was carried out late July and early August 2025. Because the new construction was simply a replacement of the old one we were advised that no planning application was required. During the building process and as we learnt that the new roof would be constructed with solid joists we checked out with the builder whether it might potentially be able to use the new flat roof maybe as a roof garden or sun terrace or both. With this in mind we asked the builder to extend the height of the front wall by approximately 1m 70 to provide a screen/feature wall, with an additional two 60cm side walls on both front corners of the raised wall to provide extra stability. The gross internal and external dimensions of the new garage remain the same as the old garage.
