Rectory Lane Bexley DA14 5BS

The initial scope of works due to be undertaken was a comprehensive emergency repair to both the front and rear elevations as water ingress had begun to penetrate the roof area in multiple areas. Please see below bullet points listing defects found at the initial point of inspection: -Missing slates and tiles to front and rear elevations as well as deteriorated felt lining due to water ingress leaving holes to both front and rear roof elevations. -Poorly installed slate and tile repairs using manmade fibre cement slates and rustic red concrete plain tiles. -Missing flashings to multiple area to the parapet wall details and chimney stacks with deteriorating soakers. -Mortar to ridge detail and parapet walls missing and blown allowing large openings to form to brick work. All the above issues where to be rectified as an emergency repair due to the water ingress, our clients highlighted to us that when a structural survey was undertaken the survey flagged that the gable wall to the road side had been flagged as having moved away from the roofing structure and that structural ties to tie the gable wall back to the roof structure was urgently required which our clients asked us to inspect and rectify as part of the initial scope of works. We found that the timber batten to the front elevation had degraded beyond repair and we then notified our clients of the condition and we progressed with stripping the front elevation to further inspect the condition of the roof area. During this we discovered that the pitched roof to the dormer was moments away from collapse as is visible from attached videos, at this point we advised our clients that replacement of the lining and battens along with rebuild and making structurally sound the dormer roof was necessary, the only salvageable elements to the front elevation thankfully was the original clay peg tiles and although some where missing a tile match was located at a salvage suppliers in Sittingbourne to match in to the rest of the front elevation roof tiles. Unfortunately, the slates fixing to the rear elevation we noticed that nail rot was present along with the slates themselves being unsalvageable as damp had penetrated the backs of the slates causing the slates flake/peel compromising the slates, after removing the slate roof covering and deteriorated roof lining, we uncovered the timber roof sheathing in doing so we noticed multiple area of rotten timber due to water ingress and separating in the sheathing, new lining and timber battens would be required along with full replacement of the slate covering was necessary, due to the colour mix of the original slates being that of a blue black and purple mix of slates the covering was diagnosed to be a Welsh slate most likely due to the purple colour from the Penrhyn quarry a suitable colour and size match was located and a side by side image has been attached for comparison of new welsh penrhyn slate to original penrhyn slate both of the 20x10 sizing.
