Lansbury Avenue Barking And Dagenham RM6 6SD

1. Introduction This application seeks retrospective Householder Planning Permission for the alteration of the garage at the above address, including the conversion of the space into a functional room and the replacement of the garage door with a fixed window wall. The property is a residential dwelling currently managed by G&I Horizon Investment. 2. Description of Development The works undertaken involve: Removal of the original garage door Installation of a fixed, professionally constructed window wall for enhanced security and insulation Internal works including: Levelling the existing uneven concrete floor and installing new flooring Repainting of the interior walls No changes have been made to the building’s footprint or structure beyond the alteration of the front elevation where the garage door was replaced. 3. Justification The primary reasons for the alteration are: Safety & Security: The original garage door was poorly installed and could be opened from the outside, posing a security risk to the tenants. The new fixed window wall significantly improves security and insulation. Use of Space: The garage was too small to accommodate a medium or large vehicle and had always been used for storage purposes. The updated space remains primarily a secure storage area but is now also fit for occasional guest use, in line with the practical needs of the occupants. Improvement in Visual Appearance: The upgraded window frontage is in keeping with the residential appearance of the street and improves the visual consistency of the property façade. 4. Planning Policy Context The proposed works are minor in scale and residential in nature. They do not involve significant structural changes and do not affect the overall layout or density of the property. We believe the works are consistent with the aims of local planning policies promoting improved energy efficiency, secure accommodation, and effective use of internal spaces. We understand that planning permission is required for this type of development, and this retrospective application is being submitted in good faith with the full intention of regularising the changes. 5. Conclusion The changes made enhance the safety, usability, and appearance of the property without impacting neighbouring homes or the street scene. We respectfully request that the council considers this application favourably and grants planning permission for the works as described. We are fully committed to complying with all planning regulations and are happy to assist with any inspections or provide further documentation if required.
