The only alteration is the wording of the consent- The existing garage will first be demolished before the proposed dwelling is constructed, however there is no material change to the design. 144 Marston Avenue consists of a three bedroom, semidetached house, with a large attached garage. The plot has a large rear garden, side passage way and large front garden and driveway. The proposal is to subdivide the plot to create a new self contained two bed house by extending and modifying the existing garage attached to no 144 Marston Avenue. The garage will be demolished and the new dwelling constructed on its footprint, following the shape and form of previously consented application 22/02117/FULL. A new pitched hipped roof will be constructed above to match the existing roof pitch and design.
